Who we are

Stepnell Developments forms part of the Stepnell Group and operates with full backing from the group’s in house funding.

The Wakeford family formed the business in the 1870s. The fifth generation now leads the group. Over 150 years of trading built deep expertise across property, funding, and construction.

Stepnell Developments brings these capabilities together to deliver industrial, warehouse, commercial, and residential schemes from concept through to completion.

We target opportunities across Central and Southern England. Our focus is on urban, edge of town or town centre locations. Both land for new-build, and existing buildings for refurbishment and repurposing.

For landowners

We help landowners move sites forward and capture higher land value.

Our team resolves the issues that often stall development.  For example: financial viability hurdles, planning strategy, legal issues, funding needs, complex demolitions, site infrastructure/highways, flooding/drainage, energy/utilities solutions, safety hazards, ground contamination, biodiversity requirements, and sustainability targets.

For occupiers

We deliver buildings built around your operational brief.

Our “build-to-suit” projects run on an open book basis and with a true partnering approach. You work directly with an experienced development and construction team focused on programme, cost control, long-term building performance.

What we look for

Vacant property and assets with short term income both fit our model.

  • Brownfield sites of 0.5 acres to 4 acres
  • Unlettable office space in town centres, suburban areas, or on business parks
  • Tired or redundant commercial, retail, or municipal spaces, in central or suburban areas
  • Contaminated land and/or other physical, technical, safety, or legal issues
  • Lapsed planning. Many owners stop after one refusal – we can help!

Our approach

We use our own company money to fund deals.

We also work through:

  • Conditional subject to planning and unconditional purchases
  • Joint venture and option agreements with profit sharing arrangements
  • Build-to-suite agreements with occupiers
  • Partnerships with other developers, landowners and occupiers
  • Development management roles.

Introduction fees paid for effective opportunities and settled promptly. Introducing agents often reinstructed where fitting.
